How much do childcare owners make?

What childcare owners actually earn

"Owner pay" at a small childcare center is really two numbers stacked together: the salary the owner draws (often as a working director), plus whatever profit the center throws off after that salary and after payroll for every teacher required to hit state ratios. Brokerages combine both into seller's discretionary earnings (SDE), the total pre-tax economic benefit to one full-time owner-operator. It's the number that matters when you're buying, because your loan payment comes out of it.

Because staffing is the dominant cost in this industry, commonly over 60% of the operating budget, owner margins run lower than in a typical service business and scale heavily with size. These are illustrative bands using the 15%, 25% owner-margin range reported across daycare profitability studies; actual SDE depends heavily on enrollment utilization against licensed capacity, age-band mix (infant rooms are more labor-heavy per child than preschool), and local wage rates. A center running at 90%+ utilization with a favorable preschool/school-age mix will beat these bands; one running below 70% utilization or wage-strained in a competitive labor market will fall short.

The best-priced centers are full, not just licensed, an empty room at 1:4 infant ratio is a payroll line with no revenue attached.

Building SDE: the add-backs

When you underwrite a target, you rebuild SDE from the tax return and internal financials. Legitimate add-backs at a childcare center typically include:

  • Owner's salary / director's pay, added back, then a market replacement wage considered. National average director pay runs roughly $50,000, $52,000 a year, so if you won't run the center hands-on, that's the wage to reserve from SDE.
  • Personal perks run through the business, vehicle, phone, a family member on payroll who doesn't work the classroom.
  • One-time costs, a playground replacement, a licensing-related facility upgrade, or a one-time legal/consulting fee that won't recur.
  • Interest and depreciation, financing and non-cash items removed to show operating cash flow.

Don't add back understaffing

If a center's margin looks unusually high because it's running under state ratio minimums or leaning on uncertified staff to cut payroll, that's not a legitimate add-back, it's a licensing violation waiting to surface, and it can shut the center down. Verify staffing counts against enrollment by classroom, not just the P&L.
